The process when renting

STEP1
Search for a room
1) Confirm your desired conditions

Please let your sales representative know the conditions you wish to use. We will introduce you to the properties that suit your needs.

② Property information

Once you have narrowed down your property, our sales representative will guide you to the site. Please check the indoor situation, walking routes from the nearest station, and surrounding environment.

Application
① Application for moving in and prior explanation of important matters

You will need to submit an application form for occupancy and a contract for warranty contract. We will also provide an overview of the important information before signing a lease agreement. When applying in the name of a corporation, the contract procedure will be carried out through the person in charge of the workplace, etc.

② Confirm application details

We will confirm the details of your application and contact the landlord. The landlord's consent is required to conclude a lease agreement. Please note that we may not be able to meet your wishes and we may refuse to accept your application for moving in.

③ Information on contract conclusion

We will provide you with information on the contract price, various expenses (rent, management fees, deposits, brokerage fees, etc.) and necessary documents.

Explanation of important matters and lease agreement
1. Explanation of important matters

You will be asked to explain the details of the property and the terms of the transaction, and sign and stamp the important information manual.

②Lension agreement

After explaining the details of the contract, we will ask you to sign and stamp the lease agreement and carry out various procedures. *After signing the contract, please promptly sign and stamp the joint guarantor. *If you require a warranty contract with a guarantor company or a procedure for enrolling in household insurance, you will be required to join at the time of contract.

③Home property insurance

The main contract is the tenant's household property insurance on the tenant's household property, and you will be required to take out insurance that includes tenant's liability insurance, personal liability insurance, and repair costs insurance as a special agreement.

④ Payment of contract fees etc.

Payment of contract fees etc. will be made by the date of contract.

STEP4
Moving and moving
① Handing over keys

We will give you an instruction manual for the keys and equipment. *If you need to copy the key, please be sure to contact us.

② Check the property status

Please submit a "Current Status Confirmation Form". *The "Current Status Confirmation" will be required when you return to its original state after you move out, so please send it within 7 days of the date of delivery of the key.

③ Moving and moving

We will prepare for moving, etc. *The procedures for starting electricity, gas, water, etc. must be performed by the person who will be residing in. *The property management association or management company may require you to contact us about the date and time of your move.

③ Register with industry databases

Property information will be registered in "Rains"*, an industry database. By providing property information widely online to industry business stakeholders, you can appeal to more residents more quickly. *Operated by the Real Estate Distribution Corporation, a corporation designated by the Minister of Land, Infrastructure, Transport and Tourism.

STEP3
Rental agreement
1) Regarding tenants' consent

We will confirm the details of the tenant's application for tenancy in accordance with Remix Co., Ltd. and contact the landlord. The final decision will be made by the lender.

②Concludes a lease agreement

A lease agreement will be concluded between the landlord and the tenant (or sub-tenant).

STEP4
Management begins
1) Response to equipment defects

If we receive a notification from the tenant or tenant about an equipment defect, Remix Co., Ltd. will be on behalf of the landlord to contact you about an equipment defect and arrange construction arrangements.

② Renewal/recontract procedures

"・Renewal Procedure (Normal Rental Agreement) When the lease agreement with the tenant approaches the renewal period, we will confirm with the landlord and inform the tenant of the contract about renewal. If the tenant wishes to renew, we will prepare an update document and transfer the money to be handed over at the time of renewal. ・Recontract Procedure (Regular Rental Agreement) When the notice of the end of the periodic lease agreement with the tenant approaches, we will inform the landlord of the due date. We will confirm with the landlord to "end" or "recontract", and then we will handle the subsidy with the tenant. If both parties wish to recontract, we will conclude a regular lease agreement again.

③ Cancellation and settlement procedures

We accept cancellation notifications from the tenant, confirm the date of eviction, attend the event when eviction is released, confirm the eviction process, confirm the eviction process, arrange for restoration work to its original state, and handle cancellation settlement procedures such as returning the deposit.
